At the centre of each project is a clear understanding:

Our contract is the basis for a straightforward agreement between us on which to have work undertaken to deliver this. It explains the way the project is run from setup, through implementation to close; alongside outlining our core working practices – our Terms and Conditions.

Our aim is to make your project a smooth, stress free experience and key to this is that it is based on good clear communications at every stage of the project. To ensure the contract achieves this we encourage open communications throughout, from simply asking for clarification to checking in on progress or to ask for help.

Project Stages

Getting Ready

Before undertaking any project, you will need an initial design, technical specifications and to have sourced planning permission, if needed. All this information is then used to create the Schedule of Works which is the foundation for the management of the project.

  • Make sure you inform your neighbours of your plans as early on as possible and also keep them updated as the project progresses.

Schedule of Works

This is the basis of a successful, no surprises, project as it accurately specifies and quantifies all elements of the project. If you don’t have a Schedule of Works we can arrange this service for you. It will be needed regardless of which contractor you decide to work with.

Site Visit

The first step in a project is a site visit to evaluate the building work, take initial measurements, and gather your inputs. This will include completing the Schedule of Works, if one is not already in place.

Estimate

The Schedule of Works is used to cost the project and provide you with the Estimate. This is based on current pricing and, assuming no changes in costs, will be what the charges are.

  • Due to current material costs instability, these prices will be re-confirmed with the Project Setup notification. If there are any material choices you wish to review at this point, this needs to be confirmed before supplies are ordered.
  • The Schedule of Works allows for easy updates based on volume/quantity and in doing so, providing the predictability needed for you to keep control of your project.

Acceptance

Acceptance of the Estimate is via electronic confirmation & deposit payment.

Confirmation

Once the Estimate has been accepted and you have paid the deposit, a contract has been entered into and our Terms and Conditions come into effect.

Project Setup

When we are in a position to book in your project you will be notified of an estimated 2 month start timescale. This will be approximately 9 weeks beforehand and will include the updated Estimate. We will contact you again 1 month beforehand to confirm a start date window of 1 week either way, with the actual date then agreed directly with you.

Who Does What

We will do all standard materials and plant sourcing and manage Building Regulations setup, reviews and smooth transition of staged sign offs. The Building Regs Certificate is released following final invoice payment.You are responsible for choosing materials such as Kitchens, Lighting, Bathrooms and Doors. If you would like us to source any of these directly, this needs to be confirmed before accepting the estimate. You will also need to notify your House & Contents Insurance company of the project.

Project Implementation

Your project will be managed on a daily basis by the Site Supervisor who will be responsible for all aspects of the project on site including Works Allocation, Materials & Equipment, Health & Safety & Security. We will endeavour to employ a helpful attitude at all times and will always attempt to bring the building works to a satisfactory conclusion as soon as possible, taking into account weather conditions, availability of specialist materials and unforeseen circumstances.

Living in the Property

Prior to starting we will meet to discuss possible disruption to your living arrangements.

Completion

At the point that the project is 90% complete, we will do a walk through with you to agree a Snagging List of items that need to be addressed for there to be agreement that the project has been completed. Once this is agreed and completed by you the pre-close invoice will be issued.

There is then a 6-week-defect period after which the final retention invoice is due and the Building Regs certificate is released after this period.

Marketing Permissions

We take pictures of the progress of our projects. We reserve the right to use these on our website and social media platforms for marketing and information purposes (however, no address or contact details are used). Please let us know via email at the start of your work if you are not happy with this.
